Roof Leak Repair in Gainesville, GA

Challenge

This Gainesville homeowner contacted our office to schedule a roof inspection since they were having a leak. Their roof was only a few years old, but the roof leak was effecting a new addition that the homeowner recently completed. The homeowner had previously contacted other roofing companies to try to get this leak resolved, however they continued to suffer from water damage and even attempted to fix the leak themselves.

Solution

We scheduled an inspection with Eric Goldberg (HAAG Certified Residential Roof Inspector ID#: 1-770-622-5123) and he identified the issue. Eric discussed his finding with the homeowner and then coordinated a repair estimate. This roof was oringinally installed improperly since the valley was a low slope area and this area should not have had shingles installed, per current building code requirements. Our crew determined the best solution was to install a rolled roofing product, commonly known as modified bitumen. We installed this product underneath the shingles in the valley and up the wall behind the siding too. We installed wall flashing, replaced the Hardie board siding and corner board. In addition, we found rotten decking and replaced this decking with new wood. The customer was extremely happy and confirmed that their roof is NO LONGER LEAKING!

This picture shows the water entry point and rotten wood/mold from as a result of improperly installation of this roof. This valley should not have shingles since it's a low slope area that requires rolled roofing per building code. Water was flowing underneath the shingle because of the low slope. Also, the other issue was this wall did not have proper flashing installed.

We noticed moisture to the decking located near the gutter area and we decided to remove these shingles.

We removed all rotten decking and replaced with new wood.

Our crew installed self-adhering modified bitumen to the valley to bring up to current building code standards. This product will not allow any additional water to leak.
